August Market Update - 2026
August Monthly Real Estate Stats are here. We are seeing a continuing trend that may lead to prices going up in the near future.
Prices have steadily fallen this past year as buyers have for the most part remained on the sidelines, watching the market but not ready to act. Based on news reports, and my own conversations with clients, most ‘future buyers’ are happy prices have come down, but still face uncertainty when it comes to affordability. Whether their income is not quite enough to purchase in their desired area, or day to day expenses are just too high - that seems to be the common theme.
However what I often hear as well is “We are waiting until prices get to their lowest”. While I admire this perspective, the difficulty is knowing when that actually is… We won’t know prices were at their lowest until they start to climb again. Which may be soon(ish).
Like I discussed last month, the decreasing number of homes available for sale on the market - could lead to prices starting to rise again. The number of homes available for sale in August 2026 was down noticeably compared to last year. Following this trend, home sales also edged lower, as the number of sales was arguably limited by less choice in some neighbourhoods. Less choice and more competition between buyers could ultimately result in renewed price growth in the months ahead.
The good news is, when prices do start to rise - I do not expect a huge price increase right away, so you may have time to jump into the real estate market before things take off too much.
