July Market Update - 2026

The July Market Stats are in, and they provide some valuable insight into what we might expect in the coming months.

For the past year home prices have steadily fallen in most of the GTA and surrounding areas. The previous rapid rise of home prices pushed many buyers out of the market. That, combined with the increased cost of living, pushed the housing market from a hot sellers market to a quieter buyers market, allowing prices to fall.

However what we saw last month may bring some change and create an environment for a more balanced market.

As we saw in July, fewer homes were listed for sale. This change is significant because if there are less homes for buyers to choose from, there is more competition per home. To be clear, this does not mean we are headed towards a sellers market. However, if this trend continues, we could see things move towards a more balanced market, which would help house prices level off.

Further, many buyers reported leaving the market and waiting to purchase until they felt more confidence in the economy. As TRREB Chief Information Officer Jason Mercer said “While uncertainty about the economy and borrowing costs persists, recent news has been more positive than expected. The latest readings on economic growth and jobs surprised to the upside. This could help bolster consumer confidence and prompt an uptick in home purchases in the months ahead, especially if home prices stabilize as we move through the fall”.

So while prices continued to fall, there may be change around the corner.
